1,300-acre Sugaree Ranch seeks a buyer

Situated a little over an hour southeast of Dallas in Athens is Sugaree Ranch.

The ownership partnership behind the 1,300-acre property is currently seeking offers for both the purchase of the entirety of the land or even subdivided parcels.

It’s one of the largest pieces of land of its kind that remains intact so close to an expanding city like Athens, according to the broker marketing the property, Icon Global’s Bernie Uechtritz.

The property has previously been marketed for $15.5 million.

Another item that stands out to Uechtritz when it comes to East Texas’ Sugaree: proximity to the growing Athens Municipal Airport.

“It has what no other property I’ve ever marketed has, and that’s exclusive, private easement access to an airport,” he said.

The significance of the positioning is the airport’s immediacy without monetary responsibility for maintenance.

Three hangar lots are expected to be incorporated into the sale of the property.

Abundant water resources also wind through the property, including a creek, lakes, springs and wetlands. There are also two limestone-filtered swimming holes.

In addition to singular ownership, the property, just off U.S. Highway 175 and Loop 7, is also being marketed for potential commercial development.

“As a singularly owned, generational recreational property, or as a subdivision development and short- or long-term profitability play, Sugaree Ranch offers multiple ownership and exit options,” said Uechtritz.

More than 70,000 pine trees have been planted around the perimeter of the property, and an existing 4,000-square-foot fishing cabin sits on the edge of a lagoon on the property. It also features a skeet-shooting range.

Offers are due on or before June 3.
