$8M Kiawah home sale shows demand and prices are rising on high-end sea island

The Kiawah Island real estate market had its second best-year ever in 2023, with home sales exceeding pre-pandemic volume and 2024 already showng signs of strength.

While 2021 is the high mark for Kiawah Island Real Estate’s highest sales volume, at $1 billion, the results last year far exceeded expectations, the firm said.

The luxury seaside island recorded 340 closings totaling $735 million in 2023, for an average of $2.16 million, according to the company.

By comparison, 2019 delivered 318 sales for a combined $300 million, or $943,400.

And the average sale price is continuing to rise in 2024, reaching $4.7 million, said Dan Whalen, president of Kiawah Island Real Estate.

“One year ends as the best year ever and you think it has to come to an end at some point,” he said. “But the market just continues to roll on.”

Among the big transactions this year was the $8.065 million sale of a spread on High Dunes Lane in early January. Richard J. Hagen Jr. and Katherine J. Hagen, who originally built the home, had no plans to sell, Whalen said. But a passerby fell in love with the style while driving around and made an offer under the name Ronin Kiawah LLC. It listed a Bloomfield Hills, Mich., address

The sellers are now building another home on Kiawah.

Adding to sales activity, Whalen said sales have kicked off for The Cape, the island’s first oceanfront community in 30 years. The 78 villas are priced between $2.5 million and $6.5 million.
