FULTON, N.Y. – Stan Ferris says that whenever someone new comes over to his home at 18 Maple Avenue, about three miles outside of Fulton, they tend to say the same thing to him.
“You have an awesome house,” they say of his unique three-bedroom ranch he had custom built in 1993.
“That never gets old,” Ferris said. “That is my pat on the back and makes all the trials and tribulations with the house worth it.”
Raised in North Syracuse, Ferris by the early 1990s had the means to build his dream house. He knew exactly what he wanted.
“I wanted a unique home with no stairs,” he said. “I wanted a big kitchen where everyone could gather.”

He wanted a big lot, too, one that was “sheltered from neighbors.”
Ferris met with an “old-time architect,” Tom Arctander, and they came up with an impressive design. Months and months of planning were required.
“It was important that I got this right,” he thought.
With a plan in hand, Ferris hired top-of-the-line professionals to handle everything for him.
He believes in “paying a professional to do what they do best.”
“There is no ‘do it yourself’ here,” he said. “It was all done by professionals and all the maintenance was done by professionals.”
The home’s construction was done in all Doug Fir lumber apart from the truss system which was designed to handle the Oswego County winters.
It took much longer than expected after lumber became hard to come by in 1992 following Hurricane Andrew struck Florida. What was available was extremely expensive.
Pella windows were used throughout, and the home was angled to “solar south” for views and maximum sunshine. Oak over trim was used, in addition to heavy oak doors.
The 1,200 square foot great room is the home’s main conversation starter.
The space was used to host his business functions and for entertaining. It has access to the 1,100 square foot back deck, which has umbrella supports, a fireplace, and a lot of room for furniture.
The great room has a cube-like gas fireplace, a granite wet bar, and an entertainment and sound system, including a wall-mounted 65-inch television. The space is surrounded by windows and has its own separate heating and A/C systems.
His intention was to put an in-ground hot tub into the space but never got around to it. The plumbing and wiring are ready to go.
Dan Dullen Cabinetry in Baldwinsville was contracted to build the bar in the great room, and he also did the cabinetry in the kitchen, although he was hesitant at first.
After he looked at the size of the kitchen Ferris was planning, the cabinetmaker was in.
“It is the biggest kitchen I had ever done,” he told Ferris.
(Dullen also did cabinetry in the bathrooms. “I can’t say enough about the cabinetry Dan did,” Ferris said.)
There are 72 cabinets and drawers and when asked if he filled them all, he responded that that it “took him forever to unpack” at his new place in Florida.
“Those cabinets were full,” he exclaimed.
The kitchen has an updated cooktop and dishwasher. It features an Amana refrigerator and a JennAir oven.
The main floor has a spacious front foyer with curved walls, a dining room with trayed ceilings, and a living room which has a spiral staircase down to a downstairs gym, with a full bathroom, in the basement.
The primary suite has spacious walk-in closet and a private bathroom with quartz counters and a stand-up shower with a rain fixture and handheld wand with six settings.
There are two other bedrooms.
The 10.58-acre property is thickly wooded.
Ferris said that when he once cleared out the road-facing side of the house, people stopped to take a look.
“No one had ever seen it,” he said.
A circular driveway goes around the house, which makes it easy for deliveries. There is no need for backing up.
The woods are filled with deer, fox, turkeys, rabbits, and birds and provides the “piece of mind” he was hoping for when he moved there almost 30 years ago.
“I did not think I would ever sell it,” he says of his home.
The house feels almost like new. Anytime something broke, Ferris had it fixed “right, right away.”
After years of commuting back and forth between Fulton and his place north of Tampa, he has decided to make Florida his permanent residence.
